Is It Time to Change Your Roof – Part I

We all want to enjoy a cozy and leak-free home. A high functioning roof is crucial to keep it that way. Here are ways to determine if you have any potential issues before they become big ones.

How old is your Roof?

“An asphalt shingle roof should last between 20 and 30 years,” says Claude McGavic, executive director of The National Association of Home Inspectors. “If you have a 40-year-old roof, there could be a problem — even if it looks good from the ground.”

Start to notice if your neighbors are replacing their roofing, that could be a sign that you should do the same. It also depends on whether the old roof was removed and you only have one layer of shingles, and if it is properly ventilated. If the roof was installed over another layer or several layers and it is older than 20 years, chances are you need a new roof.

Shingles Missing or Lose or Cracked

Another sign your roof could be failing is to see if all of the shingle “tabs” are intact. High winds can cause cracked shingles. Replace them if it is only a few of them. If there is a large area affected, start thinking about a new roof.

The Shingles are Curling and Buckling

Shingles that are curled or buckling are another sign that you may need a new roof.  “Both are signs of weathering and indicate that problems — potentially leaks — are relatively close to fruition,” says Mark Graham, vice president of the National Roofing Contractors Association.

Shingles curl in two ways: There’s cupping, which happens when the edges of the shingles turn upward; and there’s clawing, which is when the edges stay flat and the middle starts to come up.

Finding Shingle Particles in the Gutters

Are your gutters loaded up with shingle granules. Roofs tend to lose more granules toward the end of their life cycle. Another sign that the granules have worn away is inconsistent or darker color on some parts of the roof.

“Granules help keep the sun off the asphalt,” says Claude McGavic, executive director of The National Association of Home Inspectors. “Once the granules fall off and the shingles start to bake, the quality will deteriorate in a hurry.”
