Is It Time to Change Your Roof? Part II

We all want to enjoy a cozy and leak-free home. A high functioning roof is crucial to keep it that way. Here are ways to determine if you have any potential issues before they become big ones.

Roof Valleys

One of the most important areas of your roof are Valleys. Rain and snow flow through valleys and into the gutters. Roof leaks are susceptible to a compromised valley. It’s a definite sign you need a new roof if your roof shingles are missing or falling apart in this area.

See Sunlight from Your Attic

Moisture can weaken the decking under a roof. If this is the case, you will notice a spongy feel or trampoline bounce when walking on the roof. Do you see any daylight coming through the roof boards? Check for moisture in the insulation.

If light can get in your attic, so can rain, cold air, and snow. If you find any water stains, keep an eye on them and see if they change shape or size after any rainfall. You’ve got an active leak if they change their shape or size.

Flashing Around your Chimney

If your flashing consists of roof cement or tar, it may need to be replaced with a long-term, water-tight fitting, which would be a metal flashing system.

The Entire Roof is Sagging.

This is when you should panic. “A sagging roof is typically an indication of a structural issue,” explains says Mark Graham, vice president of the National Roofing Contractors Association. “There could be a problem with the decking in the attic or, worse, with the supports in the foundation. You’re not necessarily in imminent danger, but this is the kind of thing that’s a lot easier to take care of when it’s small and localized, than when it has progressed.” If you see a depression or a droop, call in an expert as soon as you can.

Algae or Moss on the Roof

A lot of new shingles are algae-resistant. Older shingles are more prone to get moss or algae. Look into how to clean your particular roof or talk with a professional about your options.
